Kathy has published the first and only book about TICs,
entitled Effortless Cash Flow: the ABCs of TICs (Tenant in
Common Properties), which is now available at bookstores,
Barnes & Noble.com, Amazon.com, etc. The web pages for

interviews conducted with Kathy.
Kathy Heshelow is a private & public placement registered representative with CapWest Securities, Inc. (member
FINRA (formerly NASD), SIPC, MSRB). She holds the securities Series 22 (Direct Participation Programs),
Series 62 (Limited Securities) and Series 63 licenses.
Kathy works on a daily basis with Tenant-in-Common (TIC) properties and other passive income properties for suitable investors. Many of her investors are conducting
the 1031 tax-deferred exchange. She is also a commercial real estate broker specializing in passive income properties,
and so brings a depth of experience and knowledge to her investors, and is dedicated to outstanding service.
Kathy’s clients are found in many locations around the US, and she deals with the best offerings anywhere in the US. She is personally invested in several TIC properties
as well as oil & gas placements.
Kathy lived abroad for 16 years (Paris, France) and is widely traveled. She holds an undergraduate degree from The American University of Paris, and has some graduate work under her belt.
Kathy is a member of TICA (Tenant in Common Association); FEA (Federation of Exchange Accomodators); ICSC (International Council of Shopping Centers); NAR (National Association of Realtors); CCIM (Certified Commercial Investment Members); and CREW (Commercial Real Estate Women’s Association).
